ABOUT THE PROPERTY
An oceanfront resort in central Myrtle Beach.
Beach Club at Montego Inn is a 45-unit oceanfront resort in Myrtle Beach — one of the most saturated timeshare markets in the country, where standing still is the same as falling behind.
When RMCG joined the engagement, the property had everything an oceanfront resort in this market needs to compete: a strong location, an established owner base, and the bones of a property that owners loved. What it needed was operational rigor, financial discipline, and the kind of disciplined reinvestment that turns a strong location into a property worth coming back to.

How we rebuilt the operational and financial foundation.
The work at Beach Club at Montego Inn was about restoring discipline. Owners were paying their maintenance fees. The rental program existed. The property was open. The financial picture, though, wasn’t telling the truth about what the property could actually deliver — and the rental revenue wasn’t anywhere near what the property’s location should command.
We rebuilt the financial systems first. Then the rental program. Then we put the rental revenue to work where it would matter most to owners and guests — the visible parts of the property they encounter the moment they pull in.
Financial systems rebuilt
Accounting, reporting, and reserve discipline restored so the board could plan from a real foundation and own every number it reports to owners.
Rental program rebuilt
Listings, pricing, channel mix, and revenue management reimagined for what the property actually offers in a competitive coastal market — driving 329% rental revenue growth since 2021.
Property-wide reinvestment
Rental revenue translated into visible reinvestment: refreshed landscaping, exterior painting, new signage. Owners and guests now arrive at a property that reflects what its location promises.
Discipline at every dollar
A financial operation built so the board sees every dollar moving through the association — clear, transparent, and reportable in plain language to owners who deserve to understand it.
